  • Your dedicated Mortgage Banker will work with you to get an understanding of your financial goals through precise questions tailored to most adequately analyze your individual needs

Tailoring your Loan Options
  • Your Mortgage Banker will take the information gathered during your needs analysis and application and match your needs with a number of appropriate loan options best suited for helping you accomplish your goals.
Presenting your Loan Options
  • Your Mortgage Banker will present your loan options back to you and explain why we selected the associated options, along with how each of these options pertain to your long-term and short-term goals.
Choosing your Loan Program
  • Once you have a full understanding of your available loan options, your Mortgage Banker will work with you to select your perfect loan program that will most effectively accomplish your goals.
Income Documents
  • After your Loan Program is selected, your dedicated Mortgage Banker will collect your income documentation, and a few simple customary loan documents.
  • Your RESPA Loan Disclosure is electronically sent for your review
  • Your interest rate and program are immediately locked

Setting up your Account

After receiving your income documents, we will begin to gather the additional information associated with your processing your loan. At Wyndham Capital, we’ve developed a process for collecting your loan information that is considered the most efficient and borrower-friendly process nationwide.

  • This email will include information on how to quickly and easily set-up your account for our 128 bit encrypted secure loan portal, along with a link to an on-line tutorial outlining this process in detail.

    • Our secure loan portal will allow for you to upload all of the documents associated with your loan very quickly and easily. You will also have access to log-in and check the status of your loan 24 hours a day/7 days a week, so you are always informed.

  • Overview of the items needed to move your loan into processing
    • Your loan disclosures
    • Request for transcript of your tax return – 4506T form
    • Request for authorization for Wyndham Capital to request items on your behalf

  • Once you’ve set-up your access to our 128-bit encrypted secure loan portal, you can easily upload and access all of the documents above at your convenience.
    • Note: We must receive these initial documents before we can begin the processing of your loan and ultimately get your loan closed. This makes it very important for us to receive these items from you as quickly as possible.
    • An appraiser will be calling you to schedule your appointment
    • It’s very important you schedule this appointment as quickly as possible to insure we keep the processing of your loan flowing smoothly
    • NOTE: Keep in mind that your loan is locked for the set period that you choose. Delaying the appraisal could delay your loan and cost additional money.

Loan Processing

After gathering the initial information requested, your loan is moved to our team of in-house processing specialists. At Wyndham Capital, we employ only the most experienced and professional processors in the industry.   We have also invested heavily in technology and developed a state of the art paperless system for processing our loans. You will most certainly enjoy fast, efficient, and friendly service from this fine group at Wyndham Capital.

We match you with an industry leading Mortgage Processor that consistently works with your dedicated Mortgage Banker.

Plain and Simple, your friendly processor will put together a clean loan file for underwriting and be in contact with you to request any further documentation needed for the speedy processing of your loan.


Underwriting

Once processed, your loan file is submitted to our in-house underwriting department for final approval. Our team of in-house underwriting professionals are industry experts and we have developed world-class proprietary underwriting system. This means we will navigate the approval process for you and approve your loan quickly and easily, so you can kick back and relax during this process and let us do the work for you.

  • If you’re applying for a purchase loan, we also give your loan priority status through our Priority Purchase loan program. This program coupled with our automated system means you can count on us to close your loan on time and w/o any surprises.

  • Our in-house underwriting experts have an average of 7-9 years of mortgage underwriting experience, which means we will get your loan approved quicker and easier than the competition

Closing

After your loan is approved by underwriting, your paperless loan file is immediately routed to our in-house closing team. At this point your loan will become cleared to close. Our in-house closing team has funded over 20,000 transactions. We have the experience and processes to insure your closing will go smoothly and without any surprises.

Once your loan is cleared to close:
  • You are contacted to discuss your desired time and location for closing your loan
  • For your convenience, we will meet you at your home, office, attorney’s office, or favorite coffee shop…it’s just that easy.
    • It is possible to schedule your closing on weekends or after hours to insure we are as accommodating for your busy schedule as possible.
    • All of our mortgage settlement representatives are highly experienced. You will be insured a transparent and efficient closing.
