Who is eligible for VA Loans?

Will I have closing costs if there's no down payment?

A: Closing costs and down payments are two separate things. A down payment reduces the amount of your loan. Closing costs cover things like an appraisal, lender and title fees, property taxes and homeowners insurance. Even if you don't make a down payment, you still have to pay closing costs.


What is a Certificate of Eligibility (COE) and how do I get one?

A: The COE confirms that you're eligible for a VA-backed loan. For more information, visit the U.S. Department of Veterans Affairs website.VA loans can be used more than once.


Can I use a VA Loan more than once?

A: Yes, VA loans can certainly be used more than once.


Am I exempt from the VA funding fee? 

A: Maybe. You may be exempt if you have a service-related disability. The way you can find out if you are exempt is by checking you COE. It will note if you are exempt from the VA funding fee.


Can I refinance a VA Loan?

A: Yes, you can certainly refinance your VA loan.
